Frank, Mac, and Dennis enter the world of real estate after Frank buys a house at a foreclosure auction with the intention of selling it on for a profit, but their plans go awry when they find out the family living there still have 90 days to vacate the property. Meanwhile Dee arranges to be a surrogate mother for a wealthy couple with a sweet pool, and Charlie faces off with a lawyer on the intricacies of the judicial system.


This episode provides examples of the following tropes:

  • Accidental Innuendo: Charlie keeps talking about getting "satisfaction" from the Lawyer.
    Charlie: That lawyer guy. He totally besmirched me today, and I demand satisfaction from him.
    Mac: You want him to bang you?
  • Actor Allusion: Now where have we seen Danny DeVito wielding an umbrella before?
  • Alliterative Name: Dennis and Mac adopt the psuedonyms "Hugh Honey" and "Vic Vinegar" to pose as real estate agents.
  • Battering Ram: Frank and Dennis attempt to use one to break down the door of the house when the family changes the locks, only to end up falling through into the hallway when the Lawyer opens the door at the last second. They then proceed to break it down from the inside.
  • Black Comedy Rape: Dennis casually mentions in his hypothetical scenario that the gang could tie up and have a "free for all" with the female occupant of the house Frank bought.
  • Blatant Lies: When Dee is quizzed by the couple hiring her as a surrogate, she claims that she's never had any health problems or issues with drugs and alcohol.
  • Call-Back:
  • Comedic Sociopathy: Dennis has a "hypothetical" scenario in which he discusses the possibility of murdering the previous homeowner, raping his wife in the basement, and murdering their kids.
  • The Con: Frank buys a house at a foreclosure auction with the intention of selling it and making a profit once the housing market improves. When he finds out that the family is still living there and has 90 days to vacate, he gets Mac and Dennis to sell it for him by posing as realtors and uses the tenants' children as free laborers to redecorate the house while their parents are at work.
  • Continuity Nod: The Lawyer sarcastically comments that it's good to see Frank again, as he previously handled Barbara's will in "Dennis and Dee's Mom is Dead".
  • Crazy-Prepared: The Lawyer reveals that he always keeps a loaded gun in his desk drawer in case anyone walks into his office looking to attack him.
  • Delusions of Eloquence: Charlie whenever he attempts to talk about the law.
  • Friendship Moment: At the very end of the episode, the gang are shown genuinely enjoying each other's company for once as they all have fun together in the wealthy couple's pool.
  • Good Cop/Bad Cop: Dennis and Mac respectively, though it's more like "good realtor, bad realtor".
    Mac: I'm thinking we do like a classic good realtor/bad realtor dynamic.
    Dennis: Oh, shit! I'm the good, you're the bad?
    Mac: You're the sweet to my sour!
    Dennis: The honey to your vinegar!
  • Improvised Weapon: Frank grabs an umbrella and tries to attack the family still living in the house that he bought.
  • Insane Troll Logic: Mac and Dennis reason that if the couple get desperate enough for Dee's womb, they'll sell their house to "Hugh" and "Vic" to raise the money, rather than just try to find another surrogate.
  • Ivy League for Everyone: The Lawyer reveals that he went to Harvard Law.
  • It's All About Me: Dennis states that he doesn't care about Dee being a surrogate unless it directly affects him.
  • Know-Nothing Know-It-All: Charlie claims to be an expert in law, specifically the nonexistent bird law. The Lawyer humors Charlie for a bit, revealing in the process just how ignorant Charlie is.
  • Lame Comeback: Frank and the Lawyer:
  • Leave No Witnesses: When Dennis is talking about a "hypothetical" situation in which they could deal with the family still living in the house by killing the father and raping the mother, Mac points out that they'd then have to kill the kids too, as they've "seen our faces".
  • Metaphorgotten: When one of the prospective buyers for the house comments that it might be too big for them, Mac implies that he's only saying that because he has a small penis, and quickly loses track of the metaphor from there.
    Mac: How about I take your wife upstairs and show her what it's like to be deep inside a really big house?!
    Everyone else: (confused noises)
  • Pool Scene: The end of the episode sees the gang all putting the wealthy couple's pool to good use.
  • Seinfeldian Conversation: The episode opens with Dennis, Mac and Charlie discussing the legality of owning various birds.
  • Ship Tease: Mac and Dennis pretend to be a couple. Earlier in the episode, Dennis holds Mac's face and calls him "baby boy".
  • Showdown at High Noon: Charlie challenges the Lawyer to a duel for "disrespecting him". The Lawyer agrees, mostly to get Charlie out of his hair.
  • There Was a Door: When Frank smashes through the wealthy couple's garden fence with a battering ram.
    Dee: THERE'S A GODDAMN GATE!!
  • Two Lines, No Waiting: Lampshaded and discussed at the beginning of the episode, with Dennis, Mac and Charlie debating whether to get involved with Frank's real estate plot or Dee's baby plot.
  • Undercover as Lovers: Mac and Dennis pretend to be a gay couple in an attempt to start a bidding war over Dee's womb.
  • Unknown Rival: Charlie considers the Lawyer a Worthy Opponent and is seemingly oblivious to the fact that the Lawyer in turn sees him as little more than a nuisance.
