Fei Hu decides to test him in a spar using an ordinary wooden staff, and promptly whoops his ass. The yakuza decides that he lost because the broadsword was terrible and the staff Fei Hu just used was far better. But Fei Hu explains that the staff was a random piece of lumber he scooped off the ground, as opposed to the painstakingly crafted broadsword the yakuza was using.

But the thing is, nobody knows who actually owns the Empty Lot, and there's very little that can legally be done to force the owner to sell it, which is why the Dojima family so interested in finding the owner's identity.
